Extremely bad experience. If you have a purchase contract for 45 days or more, you MAY be safe. Kiavi is known for not meeting deadlines and having a complete disregard for borrowers. Wish this was not the case but the reviews here and on other sites/boards echo these same statements. I have found other hard $ lenders that are eager to earn business and/or more upfront if they feel they cannot meet a purchase deadline BEFORE application. Aka not over promise and then not deliver, which Kiavi does fantastically. I am always happy to share these other lenders I have had success with. Best of luck!

If I could give zero stars I would, hello good afternoon I recently applied for and went through the process of refinancing my investment property with Kiavi, after weeks of going back and fourth they are not going to give you the terms that they originally quoted you for it's all a tactic to get you going through the process and then will use bogus appraisal management firms that are not Licsensed appraisers to intentionally come in with a lower property value to change your loan terms and leverage amount in which that means you will be charged higher interest and fees it's all apart of there business model so I advise anyone to not waste your time and money dealing with them and to just go with your local lender who will know your real estate market.

As a broker, this is the worst experience with a lender I've ever had! We brought 9 files of which they closed 1 and dragged their feet on every file trying to allow the rate lock to expire. They constantly changed the requirements/conditions for each file with the goal of not closing ANY OF THEM. Stay away from this lender to save yourself the frustration!!!!

Dont waist your time. They bait and switch you the entire way. They make you pay for expensive appraisals, the appraisals are rigged and low balled never fails. They lie and tell you they send it to a system that picks random appraisers-(flat out lie)- I know for a fact as I have done multiple or better said lost multiple deals with these scumbags and they never come in at market value. The person they send out to the properties is never an appraiser it's just a "Photographer" thats the line, the appraiser is supposedly some guy using data and comps that are completely inaccurate only accurate to low ball all properties by like 20% on average (you will see) then by the time you want to argue the valuation your rate lock is expiring and they dont have the appraisal review on time and when it comes back its either the same, less or 10 to 20 k more just to give you some string while they hit you for 100 to 200 k of your property value and you have to close or your rate lock will expire. They do this because they are banking the loans., They sell them so they make the loans less leveraged so they can charge the MBS buyer more and make a killing thats why they charge so little for themselves because they hit you in the back end through their entire rigged system all under hiding with the veil of "Private Hard Money Lenders" which as I researched its really institutionally owned LLC's purchasing the debt. Circumventing Financial Mortgage Regulations hence the rigged appraisals. By the way they also change rates and LTV's based on their "appraisers" market rent opinion which of course the appraiser can find the cheapest rents ever seen in the market and conveniently you can't see them or find them. They also make sure you have your client purchase insurance before closing it "Has to be binded" another wonderful tactic to make you take it in the yang because at the last minute when they hit you with all the changes guess what?... you have appraiser paid, insurance paid, and Title expensed already incurred. These people are what these sad bankers have resorted to, but in the long run although I hate it and it stinks, I'm glad because I know they are bottom feeding because Technology has betrayed them and leaving them for dead with the rest of us. So do not worry they are EXCREMENTING (can't use offensive language) on themselves as well and nothing gives me greater pleasure to know they are going to have to eat _ick just as good as they gave it. REVENGE is a dish best served cold! Justice! :)

Be very careful relying on Kiavi if you are looking to fund your next real estate purchase. I have been a full time real estate investor for 25+ years and I buy about 3-4 houses a month for CASH. I set up and was approved with Kiavi for a $3,000,000 line of credit. I got set up in their system and was approved to buy a property closing on 7/19//2022. The home I was buying set up a chain of 3 real estate transactions so if this one didn't close many families would be negatively affected. A few days before the closing we kept getting odd responses that they needed this or they needed that in order to close on 7/19/2022. All items they requested where sent to them again but then they came up with other random things they said they were missing (lies) After doing some investigating and talking with people at Kiavi I come find out they ran out of money and couldn't fund the loan until 7/25/2022. Funding on this later date obviously didn't work due to the line of people relying on me to close on this loan on time. I made arrangements and closed the property with CASH. The worst part about all of this is their lying and deception through the process. Instead of lying about the loan conditions needing to be met they could have just told me they ran out of funds. Instead, they left at the closing table with no funds to close. Hey Kiavi don't tell someone they have a $3,000,000 line of credit and not have the money to fund it.... That does not help anyone and is a bad way to do business

They held us up for 3 weeks said our 672 credit score was fine - HOURS before closing they kicked the loan via email - no one would even pick up the phone - they fired 7% of their employees and kicked hundred of deals saying new terms are 680 credit score - they PROMISED us that the score was fine all the way to the end - Just a Bunch of LIARS - I hope you FAIL!

I had a terrible experience with Kiavi, and I would not recommend working with them to my worst enemy. I started four loans with Lending Home / Kiavi all at the same time. Locked in a good rate and had 45 days to get the loans closed. Kiavi took so long to do their job, asked repeatedly for the same information, and essentially could not get their job done so all 4 loans (even with 2 different loan processors) expired. The appraisal process was a complete joke with appraisals coming in WELL below market rates. Like 60% of the actual market value in one case. With pretty much no recourse except to "ask" and wait for the same appraiser to adjust or just ignore the request. It seems like Kiavi must pay so poorly for appraisals they get people incapable of doing their job. Yet they still charge over $500 for the appraisal. After a LOT of work on my part and consistent baby sitting of all the menagerie of people I had to deal with at Kiavi, I closed 3 of the 4 loans. All 3 were at a 1.25% higher interest rate than I had locked in originally. The fourth loan Kiavi messed up in their system, so that it went up 1.5% while the others went up 1.25%. At the signing table I saw that they had tried to slip in the higher interest rate (yes all my paperwork said it was supposed to be 1.25% all the way up until I was signing the final docs at the lawyer). When I did not sign it was sent back to Kiavi, but they were unable to fix their error. So I declined taking the loan on this property that was for a ridiculous low amount of money based on a horrible appraisal and an erroneous interest rate (error, just plain deception? I don't know)... Now, it has been another 2 and a half weeks and I have yet to receive an answer about weather I will be refunded my appraisal fee which I requested based on their interest rate error, and inability to close the loan. Moreover - stay away, far far away from this joke of a company.

This was an overall bad experience. I give 2 stars because I did get the funds, at lease some of the funds anyways. I feel like 1 star is actually more appropriate. It took 2 months to close our loan. Luckily we weren't on a deadline because we already owned the property outright (Do not try to do business with them if you have a closing deadline you need to meet!) There was very little communication, I had to make several calls/emails every time I wanted an update. Each time I was told that there was another issue they were "looking into". Ultimately, the "issues" were all stupid stuff that I believe the company just used to push the closing date out, so they could then tell us that we missed out rate lock. We ended up having to pay more than the original $500 for the appraisal because of their third-party vendor and then it took them more than a week to pass the appraisal report along (I know they had it bc the appraiser told me that they were given a deadline to submit it to the vendor), our APR ended up being higher than it would have if we had closed on time, our origination fee and the PAGE of ADDITIONAL fees were extremely high, we didn't get the full amount funds requested, and it took 2 months to close our loan... yes, all bad! The only positive thing I can say is that they do funding on properties that are valued at less than 100k. I now have another property that I would like to get funding for, but I will be looking for another company to use, as I was very unhappy with the entire process.
