Loan Officers are very transactional. Don't care about building relationships and sound very annoyed every time you speak with them.

A lot of information was given late into this process. Not a good experience!

Please be leery of evaluations when refinancing. The initial ARV that Kiavi agree doesn't equate to being close to the appraise or market value. Once you purchase the property and complete the rehab you would think that your property would meet market expectations because of due diligence. The appraiser used properties that were not good comparables even when I disputed and found better comparables Kiavi used the lower comparables. The comparables that I introduced met appraisal standard even when two of the comparables that were used by the appraiser should not have been used. Kiavi uses 75% LTV with a good credit score, the appraisal effects it greatly. I am an experienced investor; you may want to consider using this company with fix n flip and not refinance. They do third party financing and not in house, so that will also affect your deals.

Most people were helpful but the underwriting team took forever to complete their approval. I nearly lost the deal because they were so slow. It made the process very stressful. I can't recommend them due to that big headache.

I started a refinance on my investment property with them because they offered a very attractive rate. However they left out one very important piece of information when I chatted with them. Kiavi requires you to have an escrow account for DSCR loans which I did not have currently and had no interest in having that. I found this out when they sent me the final closing disclosures. Since they were not willing to make an exception to this rule, I decided to cancel my loan with them. I had already paid for the appraisal during this process. Once I found a new lender who provided me with better terms and were willing to take the same appraisal, Kiavi refused to transfer the appraisal. Everyone take note. Kiavi will not transfer your appraisal if you cancel even though you paid for it. Ensure that you are going to 100% close with them otherwise you will spend $800 for no reason. Yes it cost me $800 which I am pretty certain Kiavi only paid half the cost for an appraisal and pocketed the difference. I do not understand why they would not transfer given I paid for it. The experience was harrowing and I will never ever do business with them. Also their closing costs are pretty high. So keep that in mind. You will end up spending close to 3k in fees to Kiavi just for the loan alone.

Rough experience overall.

Late closing, customer reps constantly changing/on vacation. Submitted docs multiple times/duplicative. Multiple requests for on-site inspection, raising alarms/fire drills when the inspector had already been scheduled (so poor communication with your inspectors/internally). Very difficult to work with you (i.e. I have to manually transfer the very detailed SOW to your template - why can't your people do this, or have an AI do it? Why do I need to to do it). After this experience I'll gladly pay someone else an extra point or two to avoid the hassles.

Delay of closing and it was very frustrating and lack of communication.
