OfferpadReviews of offerpad.com

I accepted Offerpads offer, we moved out then 5 days before closing they canceled on me. This is ununacceptable all they did is displace me and my family. I ended up getting a better offer with Opendoor. So I recommend Opendoor if you want to work with real Professionals with Integrity.

They sent a guy to take photos , he told a Jason that it need a full gut on our house , not sure if the full gut is to get a big contract on fixing things or just for the money hvac water tank electric panel furnace all 5 years or newer do you think full gut is needed , I suggest if this company sends someone to ur house u walk around with them and listen in on the tech calling the company so u can hear what lies they tell we know if they ever come to another property of ours they will be trespassed , cause their lies cost us a sale beware of this company

My experience with Offerpad on the sale of my sellers’ home was extremely disappointing. Offerpad signed a 3% referral agreement with my brokerage after the property was completely withdrawn and cancelled from the market. Although this was structured as a referral agreement, I still invested a significant amount of time and effort working with Offerpad and my sellers, helping move the transaction through to a successful closing. We proceeded with the transaction relying on that signed agreement. However, after the property closed, Offerpad refused to honor the referral fee, claiming the home was previously listed and therefore ineligible. If the property did not qualify for the referral fee, that should have been clearly communicated before Offerpad signed the agreement. Waiting until after closing to deny payment is misleading and unprofessional. I strongly advise other agents to exercise caution and confirm all terms in writing before working with Offerpad.

Accepted an Offerpad final offer and signed a contract with them. Based on that contract, we put a down payment on another house. More than a week after signing the contract, Offerpad backed out of the contract. No counteroffer. We were left loosing our down payment deposit of $2000 on the new house. Do not work with this company!!!!

If I could give zero stars I would. Offerpad initially negotiated price, even though it was lower than market price I accepted. Closing in 15days. Within one week of closing, Offerpad cancelled purchase for no legitimate reason. They did not contact closing lawyers with updated info. Matter of fact we were still being asked to sign paperwork. Eventually the lawyer was informed, but not the actual truth. Offerpad stated it was a mutual agreement. We never agreed. Because it was a legitimate reason and the timeframe of closing, the earnest funds was to released to us(the seller). Offerpad again did some underhanded paperwork. They thought we wouldn’t read the fine print. The paperwork again said mutual cancellation and funds to return to buyer. If not signed will automatically return to buyer in 10 days. Now we are at a crossing where we decide to get lawyers involved. I’ve also found out, this is not the first time they have done this. It’s actually a strategy they do to “tie” the market up. There were other homes in close range, so by keeping us from selling they can purchase at an even lower cost. SELLER BEWARE. DONOT GIVE THEM ANY BUSINESS OR PLEASE READ ALL FINE PRINT AND DOCUMENTS

If I could give Offerpad zero stars, I absolutely would. My experience with this company was extremely disappointing and frustrating. Initially, Offerpad presented what appeared to be an offer nearly $100,000 over the value of my home. However, once I began moving forward with the process—submitting photos and completing the requested steps—I was contacted by their realtor and informed that the original offer would be reduced significantly. I was told the final number would actually come in around $100,000 below the initial figure due to so-called “fees” and “renovation costs.” This was both misleading and unacceptable. My home is only three years old and in immaculate condition, with no damage and no need for renovations. To suggest otherwise as justification for such a drastic reduction is unreasonable. At the end of the day, accepting their revised terms would have cost my family approximately $30,000 just to move out of our own home. That is not transparency—that is a bait-and-switch experience. I strongly encourage anyone considering working with Offerpad to proceed with caution and ensure you fully understand how their pricing structure works before committing to anything

Offerpad is a devious trap for sellers. They start by providing a healthy offer. Over time, it is death by a thousand nicks. Their inspector proceeds to rip apart the house (in his report) and they use that to cut the offer price by 35%. They take advantage of having wasted the seller's time and leverage that desperation. I pulled the plug and restarted the selling process. These vultures did not get me. "Caveat venditor!!!" - Let the Seller Beware!!!!!

Would someone explain how I am receiving emails from OFFERPAD that are addressed to another client. I was a customer almost a year ago. Today I received an email for a Miss Newkirk. I am not, not do I know anyone named Newkirk. My email is my name which in no way remotely resembles Newkirk. Has their database been compromised? I reached out directly, but unless you are buying or selling, there’s no one to talk to.
