As a real estate professional who has dealt with Florida real estate for many years, I have worked with numerous property management companies. Unfortunately, Sunbelt Pros Management has been one of the most frustrating experiences I have encountered. My client was presented with a $1,000 “holding fee,” even though she was moving into the property right away. When I questioned the charge, I was given one explanation initially, and then a completely different explanation later. I was told it was a fee for taking the rental off the market. That raises a serious question: if a property is being rented to a qualified tenant who is moving in immediately, why is the tenant being charged $1,000 simply to take the property off the market? The biggest issue for me is the lack of clear and consistent explanations regarding these charges. When a company is collecting significant fees from tenants, those fees should be transparent, clearly explained, and consistently communicated. Based on my experience, I would strongly encourage anyone considering working with Sunbelt Pros Management...whether you are a tenant, property owner, or real estate professional, to ask very specific questions about every fee and get the answers in writing before moving forward. My experience was extremely disappointing, and I would not want another client or real estate professional to encounter the same situation.

The worst possible slum lords!!!! They are not available to show properties and send you pictures take your money and you arrive to a property that should be condemned!

A collections agency sent me a letter 10 months after this company handed me my deposit back by check after I renewed my lease in my current apartment. No way was i going to move into that dump. I deposited the check into my account which was scanned in by my bank as proof. This company is desperate for money. Beware. Frauds

I drove by the property after paying $678 onto it, and the window is busted out, the fridge is in the middle of the living room, and there's rat poop visible from the window. The pictures and listing states it's clean and in good condition when it's not. Sunbelt Pros is a complete scam. I STRONGLY urge you to STAY AWAY!!!

RUN AWAY FROM THIS!! I recently came across this fraudulent company while looking for a rental in Dade city FL. I called first to inquire about the application process. Spoke with a lady and she advised he would be approved. So paid the $78 app fee and my relative was approved within mins after applying. Then here comes the email requesting over 3k to hold the property that’s not supposed to be available in 4 days. Red flags went off when I read how whatever you pay is not refundable if you don’t pay first months rent the day that you move in.. first off I would never give someone over 1k, 2k, or 3k for a property that I haven’t physically seen and walk through. 2nd I was told a lockbox should be available by sometime next week from Renalt or renaldo which is weird considering it was supposed to move in ready in 4 days.. as soon as I got off the phone I looked up the reviews on BBB, yelp and here. So glad that all they got was $78 and nothing more.. I knew something was very off with the listing, conversation, upfront money and availability. I mean how are you renting a property and have no clue what condition it’s in, if it has ac or not, or when it’s actually available… stay away! And shame on you sunbelt for taking 5k from the woman review I just read although she should have been a little more cautious to pay upfront for something she had seen on the internet.. people please be aware,,,, if it sounds to good to be true it usually is and never pay thousands upfront for something you’ve never even seen in person. Scammers are all around us, like everywhere!! So be careful

I applied, paid the $78 for a 'credit check'. They got my money and my SSN. Drove to the property listed, and found a building with a 'Condemned-DO NOT ENTER' sign. I was approved for the apartment. I had a pile of e-mails saying so. Even got the instructions on how to pay them that first-last-and security. So, I called the authoritative person who signed the Do Not Enter. Hopefully, the dude's a bloodhound.

Everything went wrong. Nothing works in the kitchen to include, the hot water heater, and not that it matters as you can't leave the water on because of the bathtub running continuously. Need I go on. I put in a maintenance request a month ago, and no one has responded, and then I get threatened with eviction from the shithole.
