EdenvillasmiamiReviews of edenvillasmiami.com

Filthy, HVAC didn't work to cool house properly in 90+ degree weather, pool was disgusting and murky, backdoor didn't lock. This property was definitely NOT as advertised and host is not willing to make a fair adjustment to rate given we lost time at property and was unable to find other accommodations due to FIFA World Cup. Should be embarrassed at the condition of this property, has potential but walls were gross, furniture was gross, did not leave sheets so you are sleeping with same comforter as prior people. Just disgusting and uncomfortable, and | rarely write negative reviews.

Absolutely unacceptable. Filthy arrival, deceptive communication, and ruined first impression. We stayed at the Hermes Inspired Waterfront Villa in Hollywood Fl and I am beyond disappointed with our stay at Eden Villas. The lack of professionalism and basic cleanliness was appalling, especially given the premium price paid for a large group celebration. The day we booked this property, my very first question to management was whether we could secure an early check-in. We were flatly denied and told it was impossible because the cleaners needed the entire window to ensure the house was spotless for our arrival. Imagine our disgust when we walked in at our designated check-in time only to find the house completely uncleaned from the previous guests. The Kitchen: Leftover open groceries, a half-eaten charcuterie/fruit platter sitting on the counter, and piles of plastic trash bags stacked next to the fridge. The Living & Dining Areas: Remnants of trash and discarded plastic utensils scattered across the tables. The Bedrooms: Beds completely unmade, sheets crumpled, and the rooms left in total disarray. The Bathrooms: Dirty, used towels strewn across the vanities and floors. The Outdoor Pool Deck: Trash and plastic wrappers literally left on the floor right next to the pool and outdoor seating. Dog feces on the porch even though the house is not pet friendly. To use the "cleaners" as an excuse to deny basic hospitality requests, only to force guests to walk into a filthy, biohazardous mess, which was absolutely NOT CDC compliant is a complete joke. It completely derailed the momentum of our first day, forcing us to deal with management logistics instead of enjoying our trip. Do not trust their communication, and do not expect a clean house. Save your money and book with a company that actually respects its guests and understands basic housekeeping. 1 star is beyond generous for horrible experience!! Avoid at all costs.

Upon arrival, the property looked vastly different than it did online. The images are either outdated or enhanced by AI/ChatGPT. Ceiling fans are photoshopped into multiple rooms, the pool table is different, & the pathway leading to the back yard was completely covered w/ building supplies/outdoor items making it hazardous to walk through with our luggage (which is what we were instructed to do). The key pad wasn't functioning correctly & girls were getting locked outside. We immediately called host Sacha & he sent someone to fix it the next morning. But the code was changed to something SO obvious that it felt unsafe. Although, we were grateful for the prompt response. The main shower door was either installed incorrectly or accidentally moved by past guests. One of us had taken a shower and the door fell out of the frame and into the sink & mirror. The guest who was in there at the time saw it coming in the reflection & it missed her by a hair. Another guest came quickly to help & got glass in her foot. We immediately notified our host, Sacha. There are large holes in the tile floors from pool balls, as well as behind light switches (4th BR) & rot in the base boards. The rotting hole located in the master bath was fully encased with black mold along with the vent. The door lock didn't operate correctly so girls kept getting stuck inside & had to shout for someone to help them out. All of this was edited out on the listing images. The living room light fixtures were a completely different color than as seen online. They were barely attached & had exposed wiring that presented a fire hazard. The living room as a whole was way different than advertised. Most of our group are animal lovers & understand that critters go where they want. However, there was a rat in the back pool area & in our garage. Considering the holes in the walls of the property & the foundation falling apart, this was concerning. Less drastic discrepancies that we found- A lamp in BR 2 was put together incorrectly. The lightbulb was on top & outside of the drum-style lampshade. The listing advertised towels on the beds, the master bedroom didn't have this. All extra towels, toiletries, & laundry items were in a locked closet that we were not informed about nor given access to until we reached out. Additionally, a lot of the outlets didn't work & were very loose. And the double doors leading out to the pool area had a very loose frame. After our stay, we messaged Sacha. We thanked him for letting us use the space & let him know we had a great time, but we had some concerns about the condition of the home. He called my friend threatening & blamed us for the problems we experienced. His response was hostile & extremely unprofessional. Our goal was to bring attention to the potential room for improvement and provide constructive feedback. We didn't even initially ask for a full refund. Sacha's 1st claim is that us girls broke the shower door on purpose because doors "don't just fall on their own". Which it most definitely did. His 2nd claim was that we brought the "broken lamp" & outside items into the conversation to sabotage his reputation as a property manager & "flip the situation". The lamp wasn't even broken, just installed wrong. And the metal poles, a stop sign, multiple vinyl lattice panels, propane tanks, etc. in the alley way are an issue and need to be addressed. Lastly, Eden Villas does in fact operate under two separate business entities (read Jackie H's & Mike W's reviews). They market under Eden Villas Miami, but process payments under Beyond Mind Management LLC. And despite them having one of the "largest luxury property managements in southern Florida" they have an unusually small digital footprint for people to leave reviews other than on Airbnb. Even if this is legal, it's not realistic for traceability purposes. It also makes it difficult for guests to leave reviews directly tied to the property they booked since you cannot leave reviews on the Villa website. Hence, why this is a Yelp review. The Beyond Mind Management LLC is also not disclosed in any terms available to customers via Airbnb or the Eden Villas Miami official website. This seems to be in attempt to avoid tax payments & has been reported to the FL dept. Overall, the integrity of this particular property was poor, it compromised our safety, & the listing was deceptive. These issues were not due to being "a victim of its success" (per the description stated in the listing) nor is it normal wear & tear. Our hope was that Sacha took this feedback to make changes for the next guests. But considering the way he's treated my friend, we are hoping to spread the word about our experience.

Horrible experience. When arrived had same experience as Jackie another party was already happening there. Owed thousands still owner Hirel not giving refund . formal complaint filed with Florida DBPR hopefully this company gets disbanded soon and owners get deported / jailed for stealing from clients

Absolutey horrible conditions at Miami location. Dirty towels. Bed bugs. Old laundry still in basket. At 2:30 am 10 adults whom had code to get into our house arrived because this home was double booked. The customer service is horrible at refund. Unacceptable!!

Avoid renting from Eden Villas. I rented a house for 6 People. The house was a disgrace and the owner stopped responding when issues were brought to his attention. The listing said the pool was heated, it was not. There were 5 places for fire alarms, but the owners must think these are not important because there were no alarms in them. There was an electrical socket that was broken and wires exposed. We were afraid to plug anything in because it looked like a fire hazard. The furniture was filthy dirty, stains everywhere and we still have not figured out what was growing between the cushions. Some of the TV’s did not work. Some outside furniture was broken and unusable. Cushions were ripped with the stuffing coming out. Owner stopped responding to emails, and would not return phone calls. The photos online are very deceiving and what you see is definitely NOT WHAT YOU GET.

Avoid Eden Villas Miami at all costs! We booked a large villa for a party of 13 months in advance. Upon arrival, we found the house occupied by the owner’s family. Despite having a confirmed, paid-in-full reservation, management (specifically CEO Sacha Hirel) admitted they allowed the owner to occupy the property 'last minute,' stranding our entire group. They attempted a classic 'Bait and Switch' by offering an inferior, inland property. When we refused, we were forced to drive 2.5 hours to Fort Myers to find emergency lodging. As of now, they are withholding over $3,600 in payments made back in May, claiming they have 'no record' of us while simultaneously admitting to the breach. Sub-par customer service, zero accountability, and deceptive practices. A formal complaint has been filed with the Florida DBPR. Do not trust your vacation to this group!
