AppFolio is great, their customer support is top notch. One item we would like to see in the future is the ability to turn off the function of tenants being able to pay with credit cards. We have seen a uptick in fraudulent charges, rent payments getting disputed 90+ days after receipt, and it would be helpful if we could turn off the CC function for payment for tenants who have created issues.

I have used this software for several years. It a great products however, the technical support is hard to contact and get answers to questions

The property management side works pretty well, it lack substantially on the accounting side. It does not follow GAAP. A more significant issue is the lack of support. We took on a new client with a large property and needed support to set it up, we are over 60 days from our initial request and have yet to reach someone who can assist with the accounting side. We have been passed from party to party with no resolution. It is also difficult for us to provide the quality service our clients deserve when it takes weeks for someone to respond to a ticket. When an critical issue arises we should have access immediately or at least same-day assistance. Our clients cannot wait weeks for their funds for Apfolio to respond. Our experience has then been when we finally get a response it is by someone who is not qualified to resolve, again this is all on the accounting side. We have very little issues on the Property Manager functions, however, the accounting side is 50% of our work load and it is critical to our success with our clients.

The lack of follow up and availability to direct customer service is a serious problem. I started using this software on November 20th, 2020. I entered a question. regarding my bank accounts on December 28th, I have the case number, as of today, May 29th-Still not response or communication to correct the problem. I chatted online for the 4th time today regarding Owner Packets, the chatter response from the other end stated it would have to escalated to a Manager. No Case number given and I do not have confidence that I will get my questions answered much less get a resolution. Looking to move back to Rent Manager or look for another software...the biggest mistake to choose Appfolio. Don't be fooled by the great service you receive the first 30 day, because after your onboarding - you are on on your own. The best way I can describe, you are in ocean of water, in a row boat for days on end without a life jacket. BEWARE SIGNING UP FOR THIS SOFTWARE!

Provide a way to allow contractors to see work orders with their own contractor Portal/login.

Generally this is good software. However, the "upgrades" that are made are forced upon the user. What is an upgrade to a developer, can be cumbersome to the end user. I would like to be able to opt in and out of things like scheduling for example in maintenance billing. We don't use it, and it makes you have to scroll more to enter bills. That would be just one example.
