I’ve been in the short-term rental space for years, and I’ve tried every “analytics” tool out there. Most are either overpriced or full of fluff. Then I found IntelliHost, and honestly — it’s the first platform that actually does what it promises. Within a week, I could see exactly where my listings were losing guests — impressions, clicks, conversions — everything was crystal clear. The predictive pricing feature is on point, and the change tracker blew my mind. I can literally see which updates move the needle. If you’re serious about growing your short-term rental business, stop guessing and start using IntelliHost. It’s not just another tool — it’s like having a data scientist and business coach in your pocket.

This is the explanation of charges that I received: BILLING Percentage of Sales. Customer agrees to pay Provider 4.00% of the incremental booking revenue, beginning with the first month of subscription. The term "incremental booking revenue," above, means the difference between the amount of booking revenue achieved in the most recent month compared to the amount of booking revenue shown in the table below for the same month. If the same month of the previous year is $0, 4.00% will be used to calculate incremental revenue. Future years will also use the same revenue number that is shown in the chart below. Fees to Provider will be automatically charged at the end of each month using the credit card(s) on file. A one-time setup fee of USD $350.00 will be charged to the customer immediately after the execution of this agreement. The setup fee is non-refundable and will be charged promptly upon the signing of this contract. TERM: This Agreement shall commence on Feb 18, 2025 , and shall remain in full force and effect until Aug 18, 2025 (the "Initial Term"). Upon the expiration of the Initial Term, this Agreement shall automatically renew for successive one-month periods (each, a "Renewal Term") unless either party provides written notice of its intention not to renew at least thirty (30) days prior to the end of the Initial Term or any Renewal Term. CANCELLATION CLAUSE If the customer terminates the contract before the agreement term, they will be required to pay 2% of any bookings obtained while subscribed to RevenueIQ. IN WITNESS WHEREOF, the parties hereto have executed this Disclaimer of Liability as of the Effective Date first above written. BY WAY OF EXAMPLE: November 2022 Booking Revenue: $10,000 November 2023 Booking Revenue: $11,000 Incremental Booking Revenue: $1,000 Fee owed to Provider: $40 Great, you can see from the above example that it appears you would be charged 4% of the bookings that were greater than the previous year's bookings, which is the case EXCEPT that Intellihost based my previous year's bookings at $0, which was completely inaccurate. I canceled 2 months into my contract and chose to pay an early penalty of 2%. I was being charged for direct bookings and bookings that came from VRBO when all they do is work with Airbnb. I feel like this was a completely deceptive practice and I would not recommend this company.

In all honesty, the first month or two were helpful, but now it's really just repetitive information that is not only inaccurate, but redundant. For instance, we had professional pictures taken and some of the feedback on the photos was just not right. For instance, it was telling us we needed to get matching appliance colors in the kitchen, well, they are all Stainless. Just one example. Great for a one time review, but to pay $200 a month to tell me the same thing, is a waste of money. To top it off, ABB no longer allows Intellihost to access their data! It also did nothing for our VRBO connections and was telling us we are getting no bookings. We got 9 on VRBO alone. Something is not right with their data and especially their AI.
