Hi Jason, Working with you on your condo sale in NYC was an absolute pleasure. As you demonstrated, selling FSBO in NYC can be a very straightforward and rewarding process provided you have the time to show the apartment and negotiate with buyers and buyers' agents (which you did). With that said, there are some very capable sellers out there who simply don't have time for FSBO. That's why we offer a discount full-service listing option for just 1%. The service better aligns the value added by a full-service, REBNY member broker (i.e. time savings) with the commission they charge. Hi Chris, We are so thankful for your open and honest feedback! You hit the nail on the head with your comment regarding buyers' agents hesitating to send buyers to FSBO listings. In our experience, that's most certainly the case. Over 75% of buyers work with brokers, and the vast majority of those brokers search for listings in RLS. Even if a broker happens to stumble upon your listing online, they won’t automatically feel comfortable sending their valuable buyer lead to your FSBO listing since there’s no assurance they will be paid the commission. Conversely, listings which are posted in the REBNY RLS broker database offer buyer's agents full credibility and assurance that they will be paid a commission. Therefore, buyer’s agents almost exclusively send RLS listings to buyers. What is a REBNY Financial Statement? https://www.hauseit.com/sample-rebny-financial-statement/

Hey Joshua - all of us here at Hauseit NYC most certainly enjoyed working with you as well! Thanks so much for doing your homework before listing (including reading our blog ... https://www.hauseit.com/blog/). It made the process for you so much easier and ensured that you'd have the highest chance of a successful outcome. As a FSBO seller in NYC, if you are equipped with knowledge, time, professionalism and a service like our NYC Flat-Fee MLS (RLS) package you have as good of a chance of selling as you would with a traditional broker charging 6%. Hey John, Thanks for the kind words! We agree that selling FSBO in NYC is really designed for home owners who have time, patience and a general appetite for being highly involved in the home sale process. Our 1% full service option works best for New York City sellers who are too busy otherwise not quite ready to commit to managing the sale process on his or her own own. Hey Anna - when selling a condo or coop in NYC, it's critical that you work with a broker who is a member of REBNY. Over 75% of buyers are represented by agents, and the vast majority of these agents use the REBNY listing database (RLS) to both search for and send suitable listings to buyers. This is partly the reason why the traditional, 'old school' method of openly listing FSBO in NYC online simply does not work. It's because these listings have very poor exposure to buyers' brokers. The vast majority of the real buyer's agents won't see your listing (since not on RLS), and those that do will be very reluctant to send their buyers your way because of historical difficulty in collecting commissions from FSBO sellers. You can also think of it from the perspective of the commission-only buyer's agent: Should I take a risk and send my loyal buyer to a FSBO seller who may never pay me, or should I just send my buyer to a fellow REBNY member listing where I'm assured that I will be paid? Hi Scott - we really do appreciate you trying the FSBO method here in NYC after things didn't work out with your full-service listing broker. As you mentioned, there’s no doubt that you were able to increase your chances of selling by being able to pass along some of your listing agent commission savings onto the buyer in the form of a more competitive asking price. It would be our pleasure to help you sell FSBO again in the future, or to help you save on another purchase in the city through a NYC buyer’s agent commission rebate. P.S. Dear Jenn - On behalf of the team at Hauseit, we are all excited to hear of your exceptionally positive outcome as you sold your Brooklyn coop FSBO this Spring. Although we don't suppose you've kept your success story a secret, we'd greatly appreciate it if you could share your positive For Sale by Owner experience with fellow NYC home owners who'd like to sell and save six percent in NYC agent commissions!
