I was not happy with change in pricing per unit on commercial because we set all the information as residential and we had also in the past paid the whole year in advance for software and were given a discount for doing that.

Appfolio has been great for our company and continues to develop a lot of potential. I would definitely recommend this property management software. Really the only drawback is some of their developments take a while to come out and be improved, but they have great support teams and their response time is prompt. I find the suggestion forum with other users great as well and the tenant and management apps have made it easier on both sides to be on the go!

Not accounting friendly. Doesn't have options to search by amounts etc., like other accounting programs do. Messes up the books if a property changes the bank account. But it's a very good property management program, just needs some improvements.

Great software overall. Without it I'd be lost in managing our 300+ units as the only PM! The ability to work away from my desk and in the field has been great step up for us. The ability to accept on line payments from tenants or owners and communicate online has streamlined our office. Their staff is helpful when have questions and do listen to our needs as PM. As with any software there are some things that could use improvement. I do feel that they are working on many of our request. However this is the 3rd management software I've used and its abilities are leaps and bounds over the other two.

Great features for properties/buildings & current residents, plus easy intuitive navigation. Superior marketing interface allows for 1-button advertising. Search function can be tricky, as it is with most property management programs. Guest card/prospect categorization/assignment/tracking needs improvement including assigning "future" status and a group text feature that is available but only for current residents.
