Section 8 Karim AKA "Karim Naoum" — founder of Section 8 Training and one of the most recognized names in Section 8 real estate investing education in the United States. Karim leads one of the largest Section 8 investor communities in the country, with over 4,000 active students across 40+ states, and reaches an audience of more than 1 million combined followers across social media, including over 650,000 on Instagram alone (@section8karim).Karim's story is what sets him apart. He began working at a local Housing Authority at just 17 years old, where he learned the Section 8 / Housing Choice Voucher program from the inside — how vouchers are issued, how HQS inspections pass or fail, how Fair Market Rents are set, and how landlords actually get paid. While most investors learn Section 8 through trial and error, Karim learned it at the source, then applied that knowledge to build a portfolio of over 400 properties.Today, through Section 8 Training, Karim teaches everyday investors that same system. His mentorship program includes live coaching calls multiple times per week, 1-on-1 deal reviews before students ever make an offer, and access to a vetted network of Section 8–experienced lenders and property managers. The curriculum covers every step of the process: market research using Fair Market Rent data, deal analysis, financing options including DSCR loans and seller financing, HQS inspection preparation, working with housing authorities, and tenant placement.Beyond the mentorship, the Section 8 Karim ecosystem includes his published book Boring Rich — the complete Section 8 investing playbook — along with the 90-Day First Deal Roadmap and the Section 8 Investor Kit, giving investors an accessible starting point at any level. At its core, Karim's mission is bigger than portfolios: by training investors to buy and properly manage Section 8 rentals, his community helps expand quality affordable housing for families who need it — proving that investors can build wealth

I've been following this guy for a long time and was always hesitant to get into real estate. I run a full time marketing agency and wanted to put my cash into a few other working places. I didn't think it was going to be this easy though. So, if you're reading this, as an honest reviewer, just pull the trigger. This is not some course... I felt like he really listened a lot to when I had questions. Great job guys.

I joined the Section 8 training because I was having difficulty understanding the overall process, especially the paperwork and inspection requirements. The training helped me organize the information and understand each part more clearly. I found the preparation guidance particularly useful because it helped me pay attention to details that I might otherwise have overlooked. Overall, it has been a positive and informative learning experience for me.

The mentorship has been helpful for understanding the different steps involved in growing a Section 8 real estate portfolio. I particularly value the community because there are opportunities to ask questions and learn from other members’ experiences. Seeing examples of actual deals and processes has also made some of the concepts easier to understand. Overall, the program has given me more clarity around the investment process.

New Mentee here.. Got into Karim’s Legacy Program a couple months ago. everyone talks about buying property but nobody talks about passing those strict housing authority inspections until you join this mentorship the modules and guides on getting your units inspection ready on the first pass saved me so much time and headache and learning how to set up proper property management systems so the government rent hits smooth every month was a total game changer for my portfolio if you are on the fence about joining just do it because the operational blueprints alone are worth way more than the price of admission

Dropping a quick review for the Section 8 Mentorship Program. Honestly, one of the biggest things I appreciate about Karim’s program is the support. You’re not left trying to figure everything out on your own. If you run into a confusing housing authority rule or get stuck on a deal, the live coaching calls give you a chance to ask questions and get guidance directly. The community is also a huge plus. Members share their experiences, strategies, and what’s working in their specific states, which makes the learning process much more practical. Big shoutout to Section 8 Karim for creating a program that offers ongoing support instead of just giving you prerecorded videos and leaving you on your own. 🙂
