Homeward helped me purchase a home in the ultra-competitive Austin market. I would not have been able to complete the transaction without them. Everyone assigned to my purchase did a wonderful job, and even though very busy, stayed in contact and answered all my questions in a timely manner.

My realtor suggested trying Homeward after my offer on a house was turned down because it was contingent upon selling my house first. Using Homeward allowed me to pick my new home, make an offer, get accepted, and then sell my old home. The process was easy. Homeward kept me updated by email, and sending documents was easy. I am very pleased with my experience.

This is a new process for them - first time buyers using an all cash ( homeward funded ) offer to buy the home, then transition to the clients ownership through a mortgage through homeward. It was very rocky at first - communication needs an overhaul, and some semblance of overlap within the teams is needed. What this company can provide ( a home in Austin’s crazy market) is invaluable. With that said, you have to get on your muck boots on and get in the throws to get the answers you want. Be patient and ask for what you need. If you can do that, the process works.

Beware sellers. Basic bait and switch. Few red flags to start off with. 30 day close even though it's a cash transaction. Insist on using their title company (gives them all of the control). A>B>C closing (basically straw buyers). Appraisal required on a cash transaction. Lastly, waiting until last day of option period to ask for repairs and extend option period. All of my original concerns were confirmed...

Hi, Demetri. We’re sorry to hear you had a bad experience with us, but appreciate you taking the time to leave feedback. We’ve left several voicemail messages for you, but haven’t heard back, so we’d like to explain some of the details of a Homeward Cash Offer. We buy homes for our partners’ clients with our cash, and then the client buys the home back from us once they finalize their mortgage. We designed the Homeward Cash Offer to help homebuyers overcome the limitations of the traditional real estate transaction. We’ve worked hard to create a RESPA-compliant process that helps agents and homebuyers win with cash. And when we purchase a home, we explain to the seller that we’re acting on behalf of an individual buyer. We do require an appraisal, but the homebuyer always has the choice to waive the appraisal contingency. So the home purchase is not contingent upon the home appraising for a certain value unless the buyer stipulates that in their offer. Homebuyers sometimes choose this option if they cannot or are unwilling to tolerate a large difference between the purchase price and the appraised value of the property. Finally, we do encourage people who make a Homeward Cash Offer to use Homeward Title because our affiliate company is uniquely qualified to handle the back-to-back closings you described in your review. That said, we don’t require homebuyers to use Homeward Title. And while we’re always working toward faster closings, we’re sure that since you — as a real estate agent, — understand that today’s historically high housing demand means there is also a historically high demand for settlements, so sometimes it takes 30 days, even with a cash offer. Again, we’re grateful for your feedback. If you’d still like to talk, please feel free to reach out to the Homeward rep from the voicemail messages. We wish you and your seller the best.
Communications were very poor start to close. Eli in mortgage really stepped up and tried bridging the gaps and pulled in all the right people to fix all the issues. New process so they are working out the kinks, along with losing a lender and mass influx of customers/demand. I tried warning you at the beginning that you had issues and weren't ready...Glad it is over, and a bright spot was waiving rental fees.

Homeward was essentially “home buying 4 dummies”. Everything was laid out clearly from the beginning and we are glad we were able to take advantage of this program. Aside from a hiccup in communication due to a staff change within their company - everything went very smoothly. My husband and I were able to buy a new home while selling ours at the same time! We did use a local mortgage lender in Denver (so we didn’t have any experience with their mortgage department). Thank you, Homeward!

Absolutely horrible. They don’t do what they say they will and take forever (if at all) to call you or your realtor back. After several weeks of jumping through hoops I opted to stick with a traditional lender. Homeward is a miserable fail.

Hi Brent, thanks for sharing your feedback both here and on Google Reviews. As one of our reps mentioned when she spoke to you on the phone, we are deeply sorry about your bad experience with us. For a number of reasons, we failed to meet your expectations — and our promises to you — and we regret that. If you’re willing to give us another shot, we’d love the opportunity to make things right. Check your voicemail and give Brian a call and he’ll take care of you.
In a hyper-competitive seller's market, every advantage at one's disposal is critical. In our case, we were able to put in a cash offer versus an offer contingent on our old home sale. This allowed us to both give us an additional advantage over those contingent on home sale and mortgage approval, and also gave us peace of mind with not needing to be "homeless" after the sale. Homeward staff was fantastic from start to finish and while we ran into issues with the lender utilized by Homeward Mortgage, through no fault of Homeward, the Homeward team worked with us through some very stressful situations with aplomb. I would gladly do business with them again.
