Response from Belloise Realty· Mar 6, 2024

Hi Ricky, Before we address the review of your rental experience, we want to clarify that Belloise Realty and Belloise Realty Vacation Rentals operate as separate entities. Belloise Realty Vacation Rentals was rebranded at the beginning of March, 2024, to become Florida Vacation Rental Company. This is why you'll notice a change between when you departed in February vs now. Thank you for taking the time to provide your feedback. We appreciate all comments, as they help us improve the experience for future guests. We take guest safety and satisfaction very seriously. It appears you were the additional guest of a primary reservation holder by the name of Madison B*****-S******. Our rental office does not have any record of a Ricky Sorrell, as Madison did not include your information when booking. The rental Madison booked was called Captain's Quarters. The Airbnb listing can be found here: https://airbnb.com/h/captains-quarters-clearwater It appears your review is retaliatory, as our rental office provided Madison with public feedback on Airbnb regarding their unexpected request for a substantial refund after check-out. We cited that this was a breach of contractually obligated protocol outlined in the rental contract Madison signed before check-in. Madison's reservation totalled $1,309.50 on our end. Note, this might differ from what was actually paid, as Airbnb has additional fees that we do not receive. After departing, a refund request of $900 was submitted by Madison. This was nearly 70% of the rental rate requested. We've stated that this refund request was unexpected by our team, as we were not made aware of any concerns throughout your stay. It was even more surprising, as your party took the time to add an additional night to your stay, but still did not mention you had concerns until after you had already departed. As you were just an additional guest of the primary reservation holder, we understand that you might not have had the opportunity to review the rental contract that Madison signed. We cannot tolerate disregard for the contract. It clearly outlines the procedures for addressing any issues that may arise during your stay, including those related to maintenance. As per the agreement, any concerns require immediate notification to our office so we can promptly address them and find a solution together. It is outlined that your concerns are not immediate grounds for monetary compensation, as our office will have the opportunity to remediate the concern first. Given the lack of communication regarding the issues you faced during your stay, your refund request was ultimately not approved. A change in paint color, fixtures, or furnishings are not grounds for substantial monetary compensation upon check-out. These are items that are subject to change at any time in a high turnover vacation rental. A professional photographer will not be sent to update images every time items such as these are changed. Our on-call maintenance contractor would have happily repaired any closet doors, TV mounts, installed a new smoke detector, etc. We also have contractors who could have been sent promptly to assess the outlets or inspect the AC. It is of equal importance to note that the guest who checked-in shortly after you departed left the unit a 5-star review. It simply said "great location for a great price," which can be seen publicly on the Airbnb listing. While we don't discount the fact that Captain's Quarter's did not meet your expectations, it is important to note that your review is far from the norm. Madison's review is currently our only non 5-star on this Airbnb listing. In parting, we encourage guests to familiarize themselves with the terms of their rental contract before arrival, and to communicate any concerns immediately to our staff. This allows us to address issues promptly and ensure a comfortable and enjoyable stay for all guests!
