BrikoneBrikone is a property management platform built for property management companies and independent landlords managing 1 to 200+ units. We built Brikone because property managers deserve software that handles the full operation — not just rent collection or basic maintenance tickets, but the complete picture: leasing, trust accounting, maintenance, owner distributions, and tenant communications, all in one place. What makes Brikone different is the accounting foundation. Every plan — including our free Landlord tier — includes a full double-entry general ledger with trust accounting and three-way reconciliation built in. We designed it specifically for Florida's Chapter 83 trust accounting requirements, so property managers and landlords operating in Florida have the compliance controls they need without paying enterprise prices. Every transaction is tracked with a full audit trail, and trust account controls are enforced at the system level to prevent commingling and negative balances.Other key features include e-signature lease management, AI-powered maintenance request handling through HandyBrik, recurring and preventive maintenance scheduling, owner distribution workflows with dual-control approval, and fully separate tenant and owner portals. Professional and Enterprise plans include QuickBooks Online sync.Plans start free for landlords with up to 3 units. Paid plans begin at $49 per month. We're based in Coral Springs, Florida, and built by a team that understands property management from the ground up.

Honestly Brikone has been pretty solid for managing my rental. Everything's in one place payments, requests, reaching out to management which beats having to call or message every time something came up. The platform is straightforward too, didn't take long to get the hang of it. No major complaints.

I can say the platform genuinely solves the problems property managers face every day. The trust accounting module is the standout feature. Having the three-way reconciliation and deposit tracking built directly into the platform saves hours every month and eliminates the spreadsheet juggling that most property managers deal with. The tenant and owner portals are clean and intuitive, and the maintenance workflow with HandyBrik makes it easy to stay on top of work orders without things falling through the cracks. Brikone is worth trying. The free plan alone covers more than most paid alternatives.
